1. Cancellation by the Guest (Direct Bookings)
The following cancellation terms apply to bookings made directly through the Branest & Co Ltd website. All cancellation requests must be submitted in writing to hello@branestco.co.uk. The date of receipt of your written notice determines which tier applies.

Refunds will be issued within 10 business days of the cancellation being confirmed, to the original payment method.
2. Cancellation by the Guest (Platform Bookings)
For bookings made via third-party platforms (Airbnb, Booking.com), the cancellation policy displayed on the platform at the time of booking applies. These may differ from the direct booking policy above.
Our Airbnb listings apply a Moderate cancellation policy as standard. Full cancellation terms are shown on each listing before you book.
Cancellation terms vary by rate type selected. Non-refundable rates are clearly labelled. Review your booking confirmation for the specific terms applicable.
In all cases, we encourage you to review the cancellation terms shown on the platform at the time of booking, as these govern your reservation.
3. Early Departure
If you choose to depart earlier than your booked checkout date, no refund will be provided for unused nights. This applies to both direct and platform bookings unless otherwise agreed in writing.
4. No Show Policy
If you fail to check in on your arrival date without prior notice:
- We will attempt to contact you using the details provided at the time of booking
- If no contact is made within 24 hours of your scheduled check-in, the booking will be treated as a no-show and cancelled with no refund
- The security deposit, if held, may be released after resolution of any outstanding charges
5. Exceptional Circumstances (Force Majeure)
In the event that a stay cannot proceed due to circumstances genuinely beyond your control, including but not limited to serious illness, bereavement, or national government travel restrictions, we will consider discretionary refunds or the option to reschedule on a case-by-case basis.
Requests for exceptional circumstance refunds must be supported by reasonable documentation (such as a medical certificate or official notice). We are unable to consider requests made after the stay has concluded. We strongly recommend guests take out appropriate travel insurance that covers accommodation cancellation.
6. Amendments to Bookings
Changes to booking dates are subject to availability. Where the revised dates carry a higher nightly rate, the difference will be charged. Where dates carry a lower rate, we will apply the rate applicable at the time the amendment is made rather than the original booking rate.
All amendments must be requested in writing and are not confirmed until we send written acknowledgement.
7. Cancellation by Branest & Co Ltd
We reserve the right to cancel a booking in the following circumstances:
- The property becomes unavailable due to emergency maintenance, damage, or circumstances beyond our control
- The guest has materially misrepresented information provided at the time of booking
- Full payment has not been received by the required due date (for direct bookings)
- We reasonably believe the guest intends to violate our guest responsibilities or house rules
Where we cancel a booking, we will provide a full refund of all monies paid and, where possible, endeavour to source an alternative property of equivalent standard. We will not be liable for additional costs such as travel arrangements, beyond the refund of the booking amount itself.
8. Travel Insurance
We strongly recommend that all guests purchase comprehensive travel or short-term rental insurance prior to their stay. Insurance should ideally cover: cancellation due to illness or bereavement, property damage liability, and theft of personal belongings. We are not able to recommend a specific provider, but comparison sites such as MoneySuperMarket or Compare the Market can help you find appropriate cover.
